Who are Elivia Homes?

Elivia Homes was formed in 2022 through the coming together of two of our regional, award-winning businesses, formerly known as Vanderbilt Homes and Crayfern Homes. We also recently acquired another award winning householder ‘Millwood Designer Homes’, which is now our eastern region. We have years of experience and shared expertise across our Central, Southern and Eastern regions that enables us to produce developments of distinction. We build homes and communities that last, on a foundation of passion, progress and positive change.

How will the site be accessed?

Vehicular and pedestrian access to the site is proposed via an extension of West Hill.

The site access arrangement has been agreed in principle with Surrey County Council (SCC) Highways through a detailed pre-application discussion.

Detailed pre-application discussions have been undertaken with SCC Highways regarding the Transport and Access elements of the proposed development. The planning application for the site will be supported by a Transport Assessment, the scope of which has been agreed with SCC Highways. The Transport Assessment will detail the anticipated impact of the proposed development on the local highway network.

Will there be parking provided on the site?

Car (including electric vehicle) and cycle parking will be incorporated into the site, in accordance with Surrey County Council’s Vehicular and Cycle Parking Guidance 2023. Every plot will also have an Electric Vehicle charging point.

The layout will also comply with design guidance including Surrey County Council Highway’s recently published Healthy Streets for Surrey guidance.

How will wildlife and green space be protected?

The landscaping has been designed to reflect local character. There will be green corridors of open space to the site boundaries, which will create a biodiverse wildlife area. There will be enhanced ecological features, such as the inclusion of wildflower meadows to enhance biodiversity across the development. A total of 10% biodiversity net gain will be provided.

There will also be enhanced pedestrian links and increased accessibility throughout the site. We also plan to include space for play facilities for both new and existing residents in the local community.

What percentage of the new homes will be affordable?

In line with local and national policy, 30% of the new homes will be affordable.

What will the new homes look like?

The design approach aims to create a harmonious development that complements its surroundings by incorporating features found in the existing local context.

The emphasis is placed on a traditionally inspired aesthetic that blends seamlessly with the neighbouring environment. The overarching goal for the homes is to provide a cohesive, well-integrated residential area that respects and enhances the character of the broader community.

What will the community space/non residential area be used for?

Whilst discussions have been held with the Parish Council, the use of this space has not yet been finalised and we are keen to get feedback from the public on what they would like to see on this part of the site.
